What Happens During Milestone Inspections?

The milestone structural inspection has two phases.

In phase one, the structural engineering firm examines the habitable and non-habitable parts of the building. Drones are used to photograph and video a building façade, balconies and windows, as well as the crawl space beneath the building to document the current condition and help identify damaged areas. If there are not any signs of significant structural issues that could pose a risk to the property’s integrity, then a phase two inspection is not needed.

In phase two, anengineer can conduct either a destructive or non-destructive test to determine if the property is structurally sound. Phase two’s goal is to suggest solutions to address the damaged areas of the property.

Condominium associations must start structural repairs within 365 days of the inspection report and submit proof to the local government when repairs are completed.
